For property owners and operators

Turn vacant units into monthly revenue

A fully managed furnished housing program built around your community. We activate idle inventory on a transparent revenue share, with zero capital outlay from ownership. You capture the revenue; we handle everything else.

Who this works for

A professionally managed furnished housing program is not the right solution for every asset. For the right properties, the revenue potential from otherwise idle inventory is substantial and immediate.

01

Lease-up communities building toward stabilization

The months between opening and stabilization represent real carrying costs against real vacant inventory. A furnished housing channel converts that lease-up period into a meaningful revenue opportunity without disrupting conventional leasing momentum. Your asset doesn't have to sit quiet while it fills.

02

Properties with occupancy challenges and vacant inventory to activate

A property running below target occupancy has units costing ownership money every month they sit empty. A furnished mid-term housing channel creates a separate revenue stream from inventory currently generating nothing, without requiring ownership to commit a single dollar to begin.

03

Large, well-run properties where a small vacancy rate is still real inventory

A 500- to 800-unit property at 95% occupancy can still represent 25 to 40 available apartments. At that scale, a professionally managed furnished housing channel creates genuine incremental income from inventory that already exists, often at or above market rent.

How the partnership works

We earn only when the program performs. Furnishings are covered by the revenue the units generate, not by ownership. The program is self-funding from the start, which is why we're selective about the partnerships we enter.

Zero capital outlay for furnishings

Every unit in the program is professionally furnished: furniture, linens, and everything a guest-ready home requires. There is no cost to ownership to get started.

Revenue flows on a shared basis

As the units generate revenue, it is split between us and the ownership group on an agreed basis. Monthly distributions flow to the owner on an ongoing basis with full transparency.

Monthly statements and full visibility

Every month you receive a clear owner statement showing bookings, revenue generated, and your share. Clear numbers, consistent communication, no surprises.

Flexible partnership terms

We structure each partnership around what makes sense for the ownership group. Our goal is a lasting relationship built on shared success, and we craft every term to reflect that commitment.

A growing segment traditional leasing can't serve

Traditional multifamily leasing is designed for 12-month unfurnished residents. But a significant and growing segment of the market needs furnished housing for 30, 60, 90+ days: qualified guests with real housing needs and a consistent payment source behind them.

Running this kind of program well requires a full operating layer most properties aren't built to support. That's what we bring: the marketing, the platform presence, the guest service infrastructure, the turns, and the reporting, with every touchpoint managed with care that reflects well on your community.

The guests we bring to your community

  • Traveling nurses and healthcare professionals on 8- to 26-week clinical assignments
  • Insurance-displaced families during home repair, renovation, or disaster recovery
  • Corporate travelers and executives on extended project or assignment timelines
  • Construction and logistics workers placed in your market for defined project periods
  • Relocating families who need furnished housing before committing to a permanent home
  • Direct business clients and extended-stay guests with employer or company backing

We handle

  • Full furnishings package for each unit: furniture, linens, and essentials
  • Listings and marketing across all major furnished housing channels
  • Guest screening, background checks, and identity verification before every stay
  • Insurance requirements and compliance with local furnished housing regulations
  • Guest inquiry, placement, and reservation coordination
  • Check-in, check-out, cleaning, and full turn coordination between every stay
  • 24-hour guest concierge and day-to-day support throughout each stay
  • Monthly owner statements with revenue, expenses, and booking detail

Your team stays focused on

  • 12-month conventional leasing and traditional resident relationships
  • Community standards, building operations, and resident experience
  • Standard maintenance, fulfilled after we submit a ticket through your normal process
  • Aligning with us on unit access, building expectations, and community rules
  • Reviewing monthly statements and deciding whether to expand the program

Maintenance reaches your staff as standard tickets. Nothing else changes for your team.

Our process

Every prospective partnership is evaluated with rigor before we commit, and every step requires alignment before the next one begins. Programs typically start with a focused block of units and expand as performance establishes confidence on both sides.

  1. 1

    Portfolio fit review

We evaluate your market, location, unit count, occupancy profile, and property class, and whether furnished housing demand can produce meaningful revenue at your community.

  2. 2

    Unit selection and alignment

We work closely with ownership and management to identify the right units, align on community standards, and establish clear, mutual expectations before any commitment is made.

  3. 3

    Furnished setup and launch

We coordinate full furnishings delivery, setup, and staging for each unit, list across all major furnished housing platforms, and begin placing qualified guests.

  4. 4

    Ongoing management and reporting

We manage the guest experience from arrival through departure, handle all guest communication, coordinate turns, and send a clear monthly owner statement every cycle.

Questions owners ask us

Does this compete with our leasing team?

Not at all. Your leasing team is built for 12-month conventional residents. Our program serves an entirely distinct profile: qualified professionals and extended-stay guests on 30-plus day terms. The two channels operate in parallel and never compete for the same resident.

How does the revenue model work?

We operate on a revenue share model. As your units generate bookings, revenue is split between us and the ownership group on an agreed basis. There is zero capital outlay for furnishings, and monthly cash flow goes to ownership on an ongoing basis.

When does the owner start receiving payments?

Revenue begins from the first booking. Monthly statements keep ownership fully informed every cycle with complete transparency.

Will this create extra work for our onsite team?

We handle everything guest-facing: check-ins, check-outs, guest support, and turns. Maintenance needs come through as tickets submitted through your normal process, just like any other resident. Your onsite team stays focused on what they do best.

Are these weekend rentals?

No. We do not operate short-term or weekend rentals, period. Our focus is stays of 30 days or longer. The guests we place are traveling healthcare professionals, relocating executives, corporate travelers on extended assignments, and similar qualified residents with a real housing need. That profile fits naturally in a professionally managed multifamily community.

Who is actually staying in our building?

Qualified, professional guests with a legitimate reason to be in your market: traveling healthcare professionals, corporate travelers, military and government personnel on assignment, insurance-displaced families, and relocating executives. These are guests with stable incomes, real housing needs, and extended stays.

We already have a few furnished units. How is this different?

Managing blocks of furnished units consistently across all major platforms, with full guest support, professional turns, and detailed monthly statements, is a full operating business. That is exactly what we bring. Owners who try to manage this in-house quickly find it requires infrastructure they were not built to support.

How do partnership terms work?

Every partnership is structured with care around the specific needs of the ownership group. We build terms designed to give the program the runway it needs to perform and deliver consistent, long-term value over time.

My first property may not be the right fit. Does that end the conversation?

Not at all. We approach every conversation with a portfolio perspective. If one asset is not the ideal starting point, there may be a stronger opportunity within your broader portfolio or market. We are committed to finding the right fit, not simply filling a program.

What happens after we submit an inquiry?

Our team reviews your property, market, and available inventory. If we see a strong opportunity, we reach out personally to schedule a brief introductory call to understand your portfolio and share whether we see a fit. No obligation, no pressure.
